Every four years people question what effect the Presidential election might have on the national housing market. Let’s take a look at what is currently taking place. The New York Times ran an article earlier this week where they explained:
“A growing body of research shows that during presidential election years — particularly ones like this when there is such uncertainty about the nation’s future — industry becomes almost paralyzed. A look at the last several dozen election cycles shows that during the final year of a presidential term, big corporate investments are routinely postponed, and big deals are put on the back burner.
The research is even more persuasive on the final year of an eight-year presidential term, when a new candidate inevitably will become president.”
We are seeing this take form in the latest economic numbers. However, will this lead to a slowdown in the housing market? Not according to Fannie Mae, Freddie Mac or the National Association of Realtors.
The Impact on Housing Throughout 2016
Let’s look at what has happened and what is projected to happen by these three major entities.
“In spite of deficient supply levels, stock market volatility and the paltry economic growth seen so far this year, the housing market did show resilience and had its best first quarter of existing-sales since 2007.”
“Recent data darkened the growth outlook for the first quarter of 2016. However, despite the disappointing economic reports, we still forecast housing to maintain its momentum in 2016.”
“Consumers and businesses showed caution at the end of the first quarter…(but) Home sales are expected to pick up heading into the spring season amid the backdrop of declining mortgage rates, rising pending home sales and purchase mortgage applications, and continued easing of lending standards on residential mortgage loans.”
Bottom Line
Even during this election year, the desire to achieve the American Dream is greater than the fear of uncertainty of the next presidency.

Spring at Lake Tahoe. It’s a relative term. We can get gully washer thunderstorms one week, snow the next, and warm sunny days everywhere in between.
Tahoe folks don’t often talk about the joy of the sound of rain. To tell you the truth, we are not really rain people. We feel as if any moisture that reaches the ground between November and April (…and often into May and June!) should come in the form of snow. We savor deep white powder that gives us the chance to slide into our happy place. Or we revel in the dark blue sky and bright sunshine. But rain, like the kind we have been getting this season, what good is that?
Well, obviously, the biggest good we get from rain is that it is much needed moisture. A few baby steps towards filling up our lakes and streams, and helping to quench the thirst of the parched earth. But aside from all the long term benefits of all that lovely water, it’s also just a beautiful thing to get outside and take a walk on a rainy day or sit inside and enjoy the sounds of it pouring down.
The key to walking in the rain is to have the right clothing. If you cover yourself in rainproof gear and don a big floppy hat, you will be toasty and able to appreciate the sights and sounds of being in rain: The splosh and splat of your feet in the puddles. The patter patter of drops on your hat. The tiny circles created when the drops hit the ground. The gentle rabble of water rushing. The splashing of car tires.
To enhance the experience. Bring along a few youngsters in their galoshes. They splat in the puddles, spin around in circles and laugh at the simple joy of falling water. Go ahead, you can do it too. It’s good to be a kid.
Once you’ve had your fill, return to your mountain home. Doff those wet clothes. Start a fire in the stove, nurse a cup of hot chocolate, and sit back and listen to the show. Does it sound like the drops are tickling the roof? When a gust of wind hits, can you hear steel brushes gently hitting a cymbal? Does the ebb and flow of the rain sound like a symphony?
Sure, snow would be better, but there is much to be said about rain. And the trees are saying, Thank you. Bring it on.

An amazing week of nordic racing at Auburn Ski Club has came to a close this past weekend. The Junior Nationals, held right here in our backyard, was a meeting of the best 14-19 year old cross-country skiers in the country. Our Tahoe and Truckee young men and women, representing the Far West Division, were in the thick of things against some amazingly steep competition. They were able to make it into the middle of the pack in the overall standings behind such powerhouses as the New England, Mid-West, Intermountain and Alaska divisions.
Here in Tahoe, our world class downhill resorts and top notch coaching create Olympic downhill skiers and medalists. That’s great, but it reduces the number of athletes available for the pool of nordic skiers. Regions of the country with snow, but without the quality of our downhill resorts, produce a lot more cross-country skiers to draw from. But what we lack in size, we make up with great coaching, amazing parental support, and a small group of scrappy skiers who through a lot of hard work brought home some amazing results last week:
Hannah Halvorsen, from Sugar Bowl Academy, captured three top ten finishes, including a second place in a sprint race.
JC Schoonmaker, who races for Tahoe XC raced to a podium finish, with a last second lunge into third place in the 5K under 16 striding race.
Dylan Syben from Team Unleashed raced for a 4th place finish in the Men’s Under 18 Sprint Race.
Other top ten finishers included Tahoe XC’s Quinn Lehmkuhl and Sugar Bowl Academy’s Haydn Halvorsen
Now imagine how much faster those kids are going to be when we get the gobs of snow that are sure to bless us next year.
